HIP Trust (Heritage Investment Properties) is a trust created under the laws of the Province of British Columbia, and has been created for the purpose of generating a stream of income by investing in a portfolio of Trust Mortgages. The Trust Mortgages bear interest at 12% (or 6% or 8%) per annum, payable monthly on the first day of each month. Each of the Trust Mortgages is registered as a subsequent charge against one of four properties located in Vancouver (2 properties), Victoria and Nanaimo.
The Trust is the instrument by which HIP is able to raise money for development. Having acquired distinctive real estate properties in Vancouver and on Vancouver Island, HIP is now in the process of developing and improving them to their highest and best use. This, combined with the Olympics in Vancouver in ’10, we anticipate the underlying value of our real estate holdings and business which occupy them to continue to grow.
